UMC people are basically maxing out what they can pay just like MC people have for years.

Saw a house recently in a mid sized Southern city. Nice but not grand or luxurious, 4k square feet, 4 bedrooms, etc. It is for sale for $1.6 million. This is in a city that's a regional center of commerce but doesn't have some booming economy producing a bunch of high earners. Somewhere like Huntsville, AL or Little Rock, AR. Who the fuck is paying 1.6 mil for this house?

Basically, UMC people are shackling themselves to huge mortgages that take 40% of their income, the max that banks will lend, like MC people starting out and buying a shitbox. Payments might be 80-100k a year, and some couple making 250k will jump on the deal.

They aren’t upper middle class. The price of building supplies is up 200+% since 2015. Labor cost is up 40% in 5 years and that’s assuming you can even find semiskilled labor. We stuccoed one of my mom’s Brooklyn properties recently and had to wait almost 2 months for the stucco guy to get around to showing up. They have a 2 month waitlist for stucco. The cheapest CHEAPEST above-builder grade interior door is now $750. An actual good interior door is $2k per door. Everyone is really just poor because the dollar is toilet paper and your brain just hasn’t adjusted to that fact. Building 2400sq feet to a decent spec in Brooklyn now (where my family actually does this on scale) is a $625-650k commitment just for the buildout. That dirt will cost you a million three to two million on top. 4k square feet built to a good spec middle of nowhere is still likely 800k of work plus whatever the land cost.

My dad was a right and proper Soviet engineer and started a business designing and building assembly lines mostly for food services type businesses. He died and my brother took it over. If you have ever bought processed piece of shit baked good in the last thirty years decent chance my family likely designed the conveyor belt system it came off of. He bought my mother out and she used her chunk of change to build a small real estate empire because she did not have the skill set to contribute anything to running my dad’s business but can manage rental properties just fine. My brother now does a little bit of everything and sold off a solid chunk of the engineering business to Chinese bros who have a bigger business in China and he now partly just plays with his cars all day and goes to the gym a lot and he’s only 39. I’m the fuckup who went to law school and can’t code or build anything.

A $250k household income is a husband in the trades and a wife doing occupational therapy or something gay like that. It’s not upper middle anything. We’re at or near record highs for median price to median income ratio but the prevalence of no-money down mortgages is nowhere near where it was last time the ratio was this high. At the same time mortgage balances are record highs. So we are probably seeing lots of UMC’s and rich people putting everything into their house downpayment to make a traditional mortgage work.

There is no way to build a 3500-4000 sq foot house that isn’t built with Section 8 grade fixtures without being into it to 750k all in. That means at a minimum the developer is going to ask 1.2 million for it and this assumes the guy paid like $100k-200k for the lot. Go up from there based on the price of the lot. The government devalued the currency and everyone is poor. That’s why housing costs what it costs.

OP, the people who own that house could've bought it in the 2010s or 2020 for like 880k or something. It's also possible that it could sit on the market for a long, long time. Their payment could be under $4k easily, maybe under $3k if they had equity in a prior residence.

$880,000 at 2.5% (30-year, 0 down). Monthly payment: ≈ $3,477

$1,600,000 at 5.5% (30-year, 0 down). Monthly payment: ≈ $9,085
